About this letting agreement
The most common use for this agreement is to let a garage or lock-up. However, it is equally suitable for any other small building such as a shed or greenhouse.
This garage letting agreement protects the interest of the landlord foremost, but allows room for the provisions to be changed if the tenant negotiates different terms.
Why a license agreement and not a lease
It is essential that you use a lease and not this licence, if your tenant will use your premises in connection with his business in any way. Look at Business lease agreements. The licence can be for any time period, but we strongly recommend a short period, like 6 months, so that you have the opportunity to say no to renewal rather than be the one to terminate a longer period. As well as giving greater control, it will also allow new terms such as rent increases to be agreed on a more frequent basis.
This is a simple but complete document written in plain English. It provides all you need to create a licence suitable for the purpose, including a menu of suggested licensee’s "promises" setting out what he may and may not do.
